+95% of agents only have experience dealing with owner-occupied transactions - which are mostly EMOTIONAL decision based.These agents will NOT find you “deals”, just pretty houses on the MLS☹They are really just, “commission-friendly”, looking for a payday.An investor wants an agent that sticks to logical numbers like ROI, Cash-on-Cash, etc.You can differentiate between these different types of agents easily by asking them:1) If they are RE investors themselves.

Builders are able to offer incentives that just cant be found anywhere else. 

Our guests are leaving today so hopefully they can make it out via a couple of hilly roads.Looks like it may be sticking to the road, but its not sticking much to our driveway so far.Its currently 23F there right now and only gets up to 34F today.This looks to be the coldest day of this week.

Anything heavier than cosmetic needs more margin built in.What price points are you working in, and are you building in contingency or trying to stick to the original bid?

I do have to replace the tips on the cue sticks but that is normal wear.

I have been a PPR investor since 2019 getting anywhere between 8% to 12% return over the years with no payments ever missed. 

I've figured out why my investors from California are having me buy in Arizona for them.I don't think I've seen this anywhere else.

I've been closing around 11-13% on solid deals, 2-3 points, anywhere from 7-21 day funding depending on the lender's pipeline.
