I agree with @Marcus Auerbach - the one thing that you seem to have tilted in your favor is that it is a nice and amenable tenant that is paying below market rent.

That’s not how most first deals actually operate, especially SubTo where the margin is in control + time, not instant yield.You’re double-counting downside.CapEx + repairs at full tilt simultaneously is rare on a 2006 brick house unless you know something the comps don’t.

Again please keep in mind that I am a turnkey provider doing ONLY Class B (some Class A) properties that are not Section 8, so my opinions have a bit of a tilt, but hopefully this was a good breakdown on some good rental areas in the Birmingham MSA.

It’s a gamble.The best BRRRRs still cash flow even if the refi comes in lower than expected.Section 8 tilts the scale.Predictable rent and long-term tenancy stabilize both strategies.Straight rentals become easier to manage.BRRRRs become easier to refinance.But the math still has to work without appreciation.Our conclusion:Straight rentals scale faster initially.BRRRR scales faster eventually, but only for disciplined operators with real systems.The fastest growth doesn’t come from choosing a side.It comes from using the right strategy at the right stage.Where are you in your investing journey right now, stacking rentals or recycling capital?
