You know how I say you need to get out there and talk to people to find deals?

Well, I went to my hair appointment yesterday and my usual gal wasn't there and got another stylist/hair chopper. The yak started and she asked what I did, "I'm retired from RE and financing" Oh, then she starts talking. Recently divorced and behind on the payments, 1700 sq ft 3/2 on one acre in town. I asked if she had a Realtor and she says no and she tells me the details of the bank's intention to give notice the first part of July. Quickest I ever got a good looking gals phone number and asked to come over, LOL. Owes about 70K, I'm familiar with the area, without seeing it, I'm thinking 49ish.

So, then I stop at the watering hole for a cold one. A guy that owns a painting company is there, don't know him but he's familiar. We talk and he says he'd like to buy a fixer and start flipping, and I start in and introduce myself a little more. 2 beers later we're shaking hands for me to introduce him to the property lead I got an hour ago.

No, it doesn't happen everyday, but it basically happens more often than you'd think in you get out and mingle. So, next step is to take a look, close on a contract offer, then get it started on a SS, before notice is given.

Go get your haircut! :)

I probably have a little compulsive disorder of some kind, whatever I get into I just go at it 24/7, eat, sleep, walk and talk it, as a way of life. That probably translates into and explains my participation on BP, LOL.

Talking to people, letting them know what you do, offering to help or guide others, sometimes without any expectation of profiting but just to make some good contacts.

I talked to this lady last night, her husband will arrange for me to get a key and learned it's empty....perfect!

I've already mentioned a short sale, but not having seen it, I don't know it won't sell above the payoff. I'll go take a quick look, if it will sell, I'll probably just have it listed. (I don't want it) Then put a contract on it and let the painter see it, if he wants it fine. I have a nephew getting out of the Army who just got married, they may want it, I'd let them take it. Otherwise, I'll pass it along to those I know or just get out and let the MLS work for them. I'll know more later, something to do for the fun of it.

I need to be careful too, I don't want to get bitten by the RE bug again to the extent that I actually get involved actively again, I know what that's like.....LOL
