Getting RE License a Bad IDEA? - Regulated?

Question

Hello, I've seen and heard a lot of pro's and con's regarding this topic. Is it true that if you get your license there are more chance where you could get sued and held liable for more issues? I've heard that once you're license you are regulated, but I've also heard that if you are license you have access to properties etc. Anyone have some advice or real life examples of this? Thank you.

From what I have heard, if a hot property comes out, you want to contact the listing agent directly. The problem is, if they are busy you can't look at the property meaning you could potentially lose out on the deal because you were late and the other guy was quicker. Any thoughts? Thanks.

I chose not to have a license. I focus on what I do best, and avoid conflicts of interest, or perceptions of conflicts of interest.

When a hot property becomes available my realtor partners tell me about them and meet me there because they get paid when I buy,

When they have Clients that need private financing - guess who they call?

Forgot to mention some pro's to getting a License. When a hot property comes to the market you can look at it ASAP and make a offer on it right away.
