newbie from Columbus, Ohio
I am very new to investing. I have read a few books and taken some expensive classes, but still struggling to get going. I have two degrees from The Ohio State University, but I don't want to be an employee my whole life.
My wife just completed the exam for her real estate agent license, so we are now looking to move forward.
The strategies I like are wholesaling, fix and sell, fix and rent, and tax lien investing. From what I read on here the opinion of most wholesalers is pretty low (because they don't seem to be an honest/accurate bunch).

Welcome to BP Anthony. I don't think it is necesarily lack of honesty. I think it is inexperience and they truly don't know how to evaluate their own deal.
I couldn't tell if the posts felt they were dishonest or they just couldn't put together accurate numbers. Either way, I don't want to be that guy.
I want to be the one you can rely on for good information and feel comfortable he isn't trying to put you into a bad deal.
Hello Anthony and welcome! As a local investor in the area i would like to invite you out to the monthly meeting we just started last month at yogis bar and grill in dublin. the next one is may 12th i believe, it is free and just a group of us who network and drink a beer or two. but a lot of good people where these last month I'm sure it will continue to grow and be a great tool for you!
As far as wholesaling goes, I personally love them! sure they are going to give you the numbers they come up with but lets be honest when a used cars sales man tell you his 1990 ford escort is worth a million dollars to you trust him or do your own research? If you trust him then you sir are not going to be very good at rehabbing houses.
Tax lien buying is interesting i have read into it some but i know here in ohio we have a few more complications then some of the other states make sure you do your homework here. also the laws change from county to county.
Anthony, another great place to network with other local investors is to attend a COREE meeting. There's one coming up in about a week an a half. You'll find investors there who employ a variety of strategies, so you're bound to find someone who's doing what you want to do.
We actually have already planned on attending the COREE meeting. We found it a few days ago, we are pretty excited to see how it goes.

Our group just moved to Toledo Ohio from Kansas City and have started buying quite a few properties here.
Ohio is a great market to be in with many undervalued properties.
Its also great that the institutional buyers have not jumped on board yet.

I think we are ok for another 1-2 more years until they figure it out.
Not sure who it was but a fund bought 1900 homes in Dayton last year.

@Engelo Rumora It was Magnetar Capital out of Chicago. They were big players in the CDO industry.
They purchased the portfolio from a developer in Dayton.

@Anthony Here's another recommendation for COREE. Great group of people there.
The fund bought the Dayton companies portfolio of 1900 properties that the developer in the sixties kept as rentals. Almost all single story brick ranches. They took on the current office staff and maintenance people too.

From what I have heard there is already a bunch of big investors buying houses in large numbers in Ohio. Article was in columbus dispatch. Hedge funds !
