Hello Everyone!
We are David and Galia in the Greater Boston area. We have been reading about/studying wholesaling for 3-4 months now.
We can't tell you how thrilled we are to have found this website. One of our concerns was that the material we've been reading could have been out of date - but this site has helped resolve that concern.
I've already learned new things and heard interesting opinions in the first hour I've been on the site.
Just as an FYI - we've been reading the wholesaling program from Dwan Twyford - I don't agree with everything, but it's a start - comments welcome :)
Anyway, we hope to get to know many of you and are really looking forward to learning from individuals who are in the thick of it right now. And you all seem very willing to help/suggest/propose.
We are starting our networking in the area so if there are any neighbors here be sure to say hello!

Do you have a time frame in mind for your first transaction? Have you started looking for properties? What are you discovering?
As for a time-frame - we are shooting to find a property before end of July which should be quite doable. We have a few things to straighten out like contracts and whether or not they are good to go (we downloaded them from a legal form site...any feedaback?)
We are really just starting and pretty "green". We haven't done any advertising of any kind and currently are debating whether or not to start with a short-sale or just a simple wholesale with a home-owner.
Some reading I've done here suggests that first-timers would better be served by wholesaling with a home owner as a shortsale might be overwhelming...we'll see...
There are a lot of companies out there that will help you negotiate the short with you for a fee, and it is good training too.
Being in MA when you market I would say that most of your leads that you will get are going to be short sale leads. I have been marketing and most of my leads that come in are people who bought in the last 3-5 years and the market has not been very good to them.
Good luck getting started the first couple months can be tough but keep going.
