Has anybody invested in the Dominican Republic?
I would like to know if this is a wise decision and if you have experience in that field please contact me.
@Yonathan Beltran De La cruz, Yes! Dominican Republic is an excellent place to invest in Real Estate. But you have to be careful where you invest and who you invest your money. If you looking for cash flow properties best to invest in Santo Domingo, Bavaro, Santiago, and Sosua. If you need help with construction design, build, management of property I’m here to help.
@Yonathan Beltran De La cruz it can be, depending on where you want to invest and depending on what exactly you'd like to do. I live in the dominican republic and it has been good for us.
@Joel f. Construction and everything that you mentioned is out of my range right now.
Im more interested in wholesaling and networking down here.
Have you invested in dr?
I've been working on developments in the Dominican Republic. I believe wholesaling is typically a North American phenomenon. I'm not sure if/how it would work in your country. Mind you, the real estate agent profession is unregulated so you could in theory make a wholesaling profit as a real estate commission.
@Yonathan Beltran De La cruz wholesaling will not work in RD. RD is more for developing. CASH FLOW in RD is excellent they provide great cap rates. If you need help with construction projects! Be careful when investing in the island!
Bummer....I was really excited about that, I guess I will have too get creative. Thanks Joel and Mike.

I have been exploring investments in DR. Can I message you?
My husband and I are also exploring investments in DR. (Currently looking at Samana province). Would love to discuss your experiences with any/all of you.
@Samantha N. I know people who invest in that area and do very well. I'm just about to close on a 3 unit in a different part of the country. What are your specific questions?
@Samantha N.samana is good to invest I do not know if you will build or buy but if you build like how I am doing then you need to be carful with the steep lands they have on the mountains, before you build or buy make sure the title is clean do not buy the acta de venta unless you know the families that is selling the land, samana is very attractive tourist area does not have the boom like punta cana but is attractive and your investment will go a long way.

For build equity and cahs flow I recommend SAMANA, PUNTA-CANA, PEDERNALES

Fantastic, We are currently house hacking it. with both other units it covers the mortgage and we get about $200 profit a month. So it is definitely a long term play.

@Yonathan Beltran De La cruz following. DR intrigues me !
@Bud Gaffney great margins in Dominican Republic! I am currently building 200 apartments. Cash Flow is excellent above 8% cap rate!
@Junior Jaquet Hernandez Dominican Republic wholesale is not worth it. There’s a deficit of housing in Jamaica, Dominican Republic, africa, these are the countries we focus on now. There’s not a lot of people selling homes in wholesale to flip, financing is not easy, if you want to develop homes and apartments good place to invest.
