I'm house sitting for a friend for an extended period of time(year+) but not occupying the property. Any suggestions on weekly monthly yearly stuff to do while he is away? i.e. run water in the drains, flush the toilet, check sump pumps, clean gutters etc. that will keep the house in good condition during his absence. (renting the house in not an option).

keep the house temp at 60 so the pipes don't freeze. That's the main thing in the winter. Also make sure the fridge and any freezers are left off and hanging open so they don't get moldy.

I think I'd ask the owner what he wants done, in writing, and do just that. I'd be concerned about being accused of negligence if something went wrong.
