Many people try to figure out if a deal is a deal depending on how the numbers work out. There are many people who will tell you that a home will give you " X " amount of monthly cash flow only to find out that in all reality it is a lot less than what was presented to them. I have a detailed cash flow analyzer that when having the numbers put in will generate a very detailed analysis of how it will perform. Send me the property info and I can try to help you out.

Hey Curt. Perhaps you could run the numbers for some of the deals posted here in the forum so we can see what it discovers.

Do you mind sharing your methodology? Where do you come up with your numbers? How do you calculate everything from vacancies to repairs?

You need to make a lot of assumptions . . . what are they?

Josh, I have copies of what my calculations are but I need to be able to upload a pdf file to this forum and I do not know how to do this. Can you make it so I can do this?

There isn't a place on the site (yet), but try using http://box.net/ and pointing a link here to your file there.

This thing is real nice. Did you make that using an excel kind of thing? Are you selling this or is this available somewhere?
