When you get a wholesale deal from a seller, do you have to contact an escrow company AND a title company to close the deal? Or does the escrow company handle the title issues with the title company? Does it vary by what state you live in?

Just trying to get all my ducks in a row....

Edit: sorry, meant to say "Title" Company! Don't need a Tile Company yet!

Hey Mike - Once you have a signed contract contact the escrow company. The escrow company will usually work hand in hand with a title company that they know to handle both title and escrow issues and keep you in the loop.

I know each state is a little different, but I've never heard of separate escrow and title companies. Not to say that its not that way in some places, but in Texas the escrow and title company are the same thing. I believe in California they are the same also.

For the most part, I've always thought they are one and the same. You open escrow at the Title company. At least that's how it is in CA and TN.
