Newbie question about Strategies

I have a motivated seller but he owes $144,000 on the property and the Estimated repairs are $32,000, ARV is $180,000. Is the a strategy i can use to help him out?

    Thank you Carmen ...I was thinking lease option ..but with repairs wasnt sure it would work

    You can try a short sale, this is more likely to work if the house is in disrepair.
