    Sounds like a normal hard money loan to me.

    take these #'s for example

    ARV=200K

    Purchase price of home = 100K

    After figuring all of the soft, closing, title, taxes, insurance, points paid, Interest for 1 year and the draw interest...I calculated that you would have around 17K to work with in rehabing the home within the loan and you may have to come out of pocket to finish it.... and you haven't even paid the sell side closing costs and broker fee.

    Just my $.02

    As Ohio Realtor stated, those are normal numbers for a hard money loan. Hard money loans have a specific purpose, and they work well for those circumstances.

    Do a forum search for hard money and read through some of the posts. Here's a good one to start with that explains some of the advantages of this type of loan:

    AVR is speculative (even w/ recent comps) and actually from reading these posts and working in the market I'm at, an AVR estimate is quite scary.

    What I find to be the truth is that Real Estate is a commodity.
    Also it's cyclical, when the Supply is greater, or much greater than the Demand somerthing has got to give.

    These are very interesting times, with the lack of wages going up, how can rent increase in the short/long term?

    No doubt it is hard money.. 5 day funding.. They are quick, easy, and very expensive. I am not screaming bad deal yet....

    I guess the answer on whether this is a good idea would depend on your credit, income, and assets. So if you want to provide some more details then we could help better.

    PM me or call if you do not want to post them here.
