Hi All,
I was wondering if here are any Dutch people around who are willing to meet me and talk about how to start in the Netherlands. I think it is a different game here than it is in the US and I was wondering if someone with experience can teach me some where to start and how all the different loans etc works here.
Im still new in the game but willing to go all-in.

For those readers who are unfamiliar with the Dutch housing market, there are significant differences when compared to the US market. First, the tax system is very different. There is no such thing as capital gains tax in the Netherlands. All income is added up and taxed at the marginal rate. The only exception is corporate dividends. Secondly, the tax treatment of income property is also very different. For example, you purchase a SFH and rent it out for $1,000 per month which adds up to $12,000 per year. That income is not added to your personal income. Likewise, none of the expenses can be deducted. The only tax you pay is a "wealth tax" on the equity in the property. Let's say the purchase price is $250,000 and you have a mortgage of $190,000. You will pay a 1.4% tax on the $60,000 in equity. Out of that $12,000 gross income, you pay the operating expenses, property taxes (which are far lower than in the US), and the mortgage. The net income is not taxed. Should you decide to sell the property in a few years, whatever profit you earn is added to your income and taxed at the marginal rate. There is no such thing as a 1031 exchange mechanism.

I'd like to join aswell. The rules of the game aren't that different compared to the USA. However, it is very important to look at the Dutch regulations and other indicators that apply specifically for the Dutch real estate market. If you would like to discuss more about this subjects, perhaps we can set up a meeting. Other Dutch real estate investors/professionals are more than welcome to join!

What you guys thinks about meeting each other next weekend on Saturday (June 2)? Around 2am in Almere (I know a good spot for a drink), Amsterdam or Utrecht. I think those three cities are for everybody nearby and easy to reach.

For me the weekends are a bit inconvenient. Would be better to do it during the week in the evening. Maybe it’s a nice idea to do it at the EAOGV ? http://www.eaogv.nl/ Tonight might be a bit soon, although I’m there. The next one is September 26th so I think that’s a bit far ahead. But it is a great place to meet, watch the auction and have some drinks at the bar, or one of the bars close by if we want to do it more privately.

Not yet really.
The past year prices where ricing fast. For investment (buy and hold) the prices are sky high but also for selling to owner occupants prices are at their all-time peak. The last view days didn’t do much to change that, other than some clients asking them self (and me) if it’s still smart to buy right now. The answer in my opinion is that it’s always a good time to buy if you buy to live in it yourself and can afford it. Brexit doesn’t do much about that.
In Amsterdam de prices are still lower than most other bigger European city’s the last view months we saw a lot of expats come in and buy instead of rent because they still think the prices are low.
There are rumours about bigger financial company’s switching from London (Britain) to city’s like Amsterdam (Netherlands) or Frankfurt (Germany). That could make the prices go up even more but I don’t suspect that will happen on a large scale. If they move they probably move only on paper and not with a 1.000 people at once. But you never know..
For the more senior investors it’s time to get rid of the property’s they don’t like any more to make some good cash on them. It’s portfolio cleaning time for them. For newbie investors it means they have to really think about the reason other investors are selling property’s before acting, find out why they want to sell and then think if that reason doesn’t mean that you don’t want the property either or if you can work with that.
I’ve got clients who sell their worst performing property’s to use the cash to reinvest in their existing portfolio (Value add/repairs etc.). These are still good investments just not for them at this moment. But I also have clients who try to dump property’s for prices that make it a risky deal even if you would buy all cash.

No you can't, weekends are for family. Two days that are not spent being on the job. I work for my family, but if I would work every day, I wouldn’t get to live with my family. So I decided that weekends are off limits, and I must say it made live much more fulfilling.
I would like to go to a meeting some other time or go and have some coffee in an individual meeting during the week days.
