My wife and I closed on a duplex for investment today. It was purchased off market but we had help from her Aunt who is a real estate agent. While she volunteered to help, we would like to repay the service in some way. We found the property through a personal contact and did most of the day to day work to get it to close ourselves. Her advice was invaluable and she made a few phone calls for us as well. Should we pay her some sort of consulting fee? What is the best way to repay her and express our gratitude/compensate her for her time?

If you'd like you can pay her the standard broker's fee of 3%. If you don't want to pay that much, hell just advertise for her and get her a lead or two. That'll make her day.

in CA only a broker can pay an agent, so work out some sort of contract with the brokerage for a consulting fee, then pay the broker the agreed upon amount, then the broker can pay the agent. Assuming it works the same over there.

Sender a thank you card with an American Express debit card that you can buy at any drug store for X amount. Express that is not a payment since her help was invaluable but is just s token of gratitude to her so she can treat herself on anything she wants.

Write her awesome reviews (would probably not advertise "free" service:), send her referrals. Finally, What goes around - comes around. Good karma will take good care of her.
