    Hey Stephanie!

You’ll definitely find a lot here haha I’d definitely be biased but if it’s helpful to look at some possible options for a deal feel free to reach out.

Working on a Memphis DSCR loan now. There are different DSCR loan options and it's helpful to work with an experienced mortgage professional who specializes in DSCR loans and who may have DSCR lending options that don't advertise directly to the public that have more favorable rates and terms for the real estate investor. All DSCR loan programs are not the same regarding loan guidelines, rates and terms.

Also, it's good you're doing research since it's important to work with someone you are comfortable with and you did research on since DSCR loans aren't regulated like owner occupy conventional loans so for DSCR loans, rates and terms can legally changed all the way up until closing.

There are different loan options depending on how many units and other property details. Happy to connect to discuss further.

Hi Stephanie — for DSCR loans in Memphis, lenders size mainly off the property's rent versus the full payment (principal, interest, taxes, and insurance), usually looking for roughly a 1.20-1.25 ratio or better, plus your credit, reserves, and how the rent is documented. Memphis works well for DSCR when the numbers are packaged right, because many lenders will underwrite the lease and market rent rather than your personal income. Having the address, purchase price or value, expected rent, and a rough loan amount ready makes it much easier to get real terms instead of generalities. I am Marc with Royal Partners — if you want, DM me those basics on a property you are looking at and I will give you straight numbers on how it would likely pencil.

Marc covered the ratio side, so the two Memphis-specific things I'd check: a lot of DSCR programs have a minimum loan of $75-100k (a few go down to around $55k), so on cheaper houses at 75-80% LTV you can land under the floor. And inside city limits you're paying both Memphis and Shelby County taxes, plus insurance there isn't cheap, which eats the ratio quick. Some programs will go below a 1.0 DSCR at a lower LTV if a property comes in tight, so ask each lender for min loan amount, min DSCR and prepay terms side by side.

Stephanie - Thomas with Champions Funding. We're the lender, not a broker. I can help you never pay an origination fee or undocumented points baked into your rate again. Saves you thousands on every loan you do. On Memphis: we qualify off the higher of the 1007 or the new lease, no cap on the difference - we use whichever rent is higher to make sure the property cash flows. We can do it no matter what the ratio is. No reserves under $1.5M, no seasoning on cash-outs. Send me the estimated rents and I'll give you real numbers to compare. 424-264-4897

For Memphis specifically, a few things separate DSCR lenders more than the quoted rate does:

    - Minimum loan size. A lot of Memphis rentals land under $100k, and many DSCR programs have $75k to $100k floors or price small loans noticeably worse. Ask about the floor first.

    - How they count rent. Some use the lower of the lease or the appraiser's market rent, and Section 8 leases are treated differently from lender to lender.

    - Prepayment penalty and entity rules, especially if you're investing from California and closing in an LLC.

    - Whether they'll do a portfolio or blanket loan if you're financing several properties at once, versus one note per door.

If you share rough purchase prices, rents, and whether these are purchases or refis, folks here can point you to programs that fit.

If it's useful, Kevin Cecchine at ION Capital Solutions is a no-upfront-fee broker with access to 150+ lenders and can shop a few DSCR options for your Memphis properties.

Don't shop a city — shop the program. DSCR is national and wholesale, so a "Memphis DSCR lender" is usually a local broker forwarding you to the same national lenders you'd reach directly.

What actually matters: (1) seasoning rules — some programs make you wait 6 months to cash out, some don't; (2) prepay penalty structure; (3) whether they require a DSCR ratio or qualify down to no ratio; and (4) what they actually need from you — a real DSCR loan qualifies on the property's rental income, never your tax returns or pay stubs.

Most DSCR programs go down to 620 credit and up to 85% LTV on purchases. Ask those four questions and the wrong lenders eliminate themselves. Happy to run your numbers on the Memphis properties — Dan

Stephanie — the thing that trips up DSCR in Memphis isn't finding a lender, it's loan minimums. A lot of the Memphis inventory investors buy sits under $100k, and most national DSCR shops won't go below that, so the "we have a whole network" replies above may not actually cover your properties.

We place DSCR on Tennessee rentals for out-of-state borrowers, and the lender we use there will go down to about $75k a loan, which is the number that matters for your market. Two things decide whether you're a fit before anyone talks pricing: roughly where the purchase prices or values land, and whether these are single doors or a small package you'd rather finance together.

If you post those two (or DM them), I'll tell you honestly whether it's a fit or whether you're better off with a local bank. — David Sheets, SixtyFour West Capital 678-656-2816

We do a lot of work in markets like Memphis. Our low minimum requirements on values generally do well in these cash flow heavy markets. Happy to connect!
