For small projects, I’d worry less about finding the “cheapest contractor” and more about finding someone who reliably finishes what they start.

Before hiring anyone, I’d check five things: recent local references, insurance, photos of comparable work, a written scope with change-order rules, and a payment schedule tied to actual milestones—not a huge deposit up front.

For Scranton specifically, I’d also ask whether they regularly work in the exact municipalities you’re buying in. Permit and inspection familiarity can matter more than people realize.

We’ve been building contractor/vendor vetting into the way we look at properties and projects, because the contractor is part of the underwriting—not something you figure out after closing.

If you want, I’m happy to share the basic vetting framework we use.

No i understand that. Im looking to get some recommendations from other investors on contractors they know and trust and i can work from there. I myself am i contractor in New York so i understand, i am just looking to connect with people in the area and build a network. So if you know any good trusted local contractors please send their info my way!
