I know some states are really touchy when it comes to subject to an existing mortgage, but I'm having trouble finding out the states rules with using it to purchase properties here in Indiana. Does anybody know the rules or laws regarding subject to investing in Indiana?

@Peter Fennig I have a collegue that has 27 sub2 deals going on in Indianapolis. I've been trying to get him to join BP, I'll see if he has insight for you.

I too am from Indiana and very keenly interested in Subject To. I typically invest in flips and rentals, but have an IDEAL subject to deal. Just not sure of a good local lawyer, and how to get the ball rolling.
Were you able to find succes?

No I never did follow up with the subject too. I was inquiring about it to help a family member with their situation. Im working now at the buy and hold investments, and still very interested in learning more about subject too investing. Kelly, do you happen to know the name of that course or where to find it at?

I like William Tingle's stuff best but the gurus from Indiana are Bob Miester, Randy & Charlie France. Since I'm just naming names, hopefully this won't be deemed un-postable. Just Google them. Not sure of any state specific rules or even how to find out, just lots of disclosures to the seller & when you agree to make their mortgage payment, come hell or high water, you need to make that payment.

Yes, my very 1st deal, years ago, was a sub2 and my 1st very motivated seller. It works just as the experts suggest. I saved the seller from a foreclosure who was starting to have medical problems with her pregnancy due to the stress. Truly a win, win deal. Looks like Shawn has a possible mentor for you!

@Peter fenning. If you get on Amazon search for real estate exposed. I believe it's by Claude Diamond. I have this course and it has the most detailed information on subject to investing that I've seen in any book I've read about rei. If you can't find it let me know and I'll get it to you.
