What are the top 5 zip codes in Dallas and Fort Worth with the highest rental cash flow, lowest turnover/vacancies, lowest crime rates, great schools, and great employers for residential 2-4 unit single-family homes? Class A neighborhoods. Long-term buy-n-hold investor.

There aren't a lot of specific zipcodes that have a large number of multifamily on the Ft Worth side. There are a few pockets of small multi in different areas, but most are not in Class A and are almost guaranteed little to no cashflow in A/B areas. It sounds like you need to narrow what your actual goal is, because you're looking for a unicorn at the moment. There are a few pockets of them in Dallas, but the schools aren't great and it likely doesn't cashflow there either, but does fit the low crime, turn over, and employee aspects.

We like HEB (Hurst, Euless, Bedford) area.
