Where to buy replacement properties with my 1031 funds?

I just sold a SFR in California Central Valley and have proceeds sitting with a 1031 qualified intermediary. California is too expensive to buy replacements. Which state/market should I look into to buy 3 properties (with about $120K in downpayment and closing costs for each) that can generate positive cash flow?
