Process of Selling Mobile Home/Manufacturer Homes

Process of Selling Mobile Home/Manufacturer Homes

Member since 2022 · 5 posts · 6 votes

I am a CA licensed realtor without prior experience selling mobile/manufactured homes.

What is the process/documentation to sell a mobile/manufactured home that is fixed and not fixed to the land? If it is a land lease. Can anyone walk me through the process and C. A. R forms required? Lending requirements, inspections, lender contacts, etc. Your feedback is greatly appreciated.

@Michelle Sanchez the process is really the same, with some exceptions. I sell on land that is "Owned" or fee simple with the mobile/manufactured home sitting on it. The exception comes with financing. FHA will not loan on mobile/manufactured home younger than 1976 so no financing. Other lenders are pretty much the same. I sell in a 55+ community, so most of my sales are in cash.

If you sell in a "regular" park then you also need permission from the park owner, and they must approve the new buyer.  Lot's more work, for little money.  The mobile/manufactured homes that I am selling are my flips.  Much more profitable, otherwise I would not spend my time marketing to these types of homes.
