Contract expired March 30

Hello I went under contract for my home with a March 30 closing date. It was a quick investor sale should have been easy. However it’s been anything but easy my buyer is using their own title company. Once I signed the contract I got paperwork from title company to fill out about lender and loan info. I filled out same day and returned than it was crickets. The day before closing I reached out to title company she found a lien I never knew about and had not reached out to my lender. I immediately got to work on the lien and had it released next day. I also contacted my lender and gave title company a new contact. Needless to say we missed the closing date. I have new expenses due to this. Today they got the payoff 10 days from requesting it. I’m being told I just need to sign the extension at closing. My question is I never agreed to extend this. What happens if I don’t sign it?

If the property is in Texas, based on the information you've shared, you would sign the extension and close, since the delay was due to your lien needing to be released. At that point of delay, clear title had not yet been provided, so the buyer would have had the right to terminate, but not you. If you know for sure that the title company dropped the ball, you could take it up with them or the buyer and try to recover those fees before they do the final HUD. Congrats on your sale :)
