It's 5K. Section 8 housing is not a secret but it is plagued with problem tenants, lawsuits and low profit margins. Even Tom's "empire" is 700+ properties that he says bring in 600K/month. That equals less than 1k per property. Take into account your mortgage, a property management company and other expenses and you are lucky if you net $300.
Now take short-term AirBnB properties like one of mine in Miami. It lists for an average $250/night which brings in $7500/month. I use $2500 to pay expenses and save what's left in a fund for repairs etc...So I can count on approx 5K/month in gross income. Not one lawsuit, the guests are respectful of the place and it's easy to repeat the formula in multiple real estate markets across the country. Not to mention the tax benefits it allows.
His course will cost you 5k plus the downpayment of say $2500 on a property that likely needs work before it's ready for inspection. Forget the course and put that money on a quality vacation short-term rental. Then rent some exotic cars, a yacht, a mansion and some women so you can sell this formula online like Tom does. Boom multiple income streams.
Caveat emptor....his 5K course times 10 suckers a week means he can gross 200K per month just on a scam that anyone can learn how to do.
I heard 30days refundable. I paid $2k , a few days later I asked for refund and still haven't heard anything! I think I lost my money for this scammer!
Guys a crook. Sends you Facebook group pages and calls them deals when in fact they are just leads from a public place anyone can find. Wont refund you. Just a crook after the dollar.
Course is basic but may help a beginner. Support is awful. Constantly sells "promos" that dont add up. Dirtbag
Here are numerous forms, including the actual Housing Assistance Program contract; Request for Tenancy Approval; Tenancy Addendum; and more.
You still must properly screen all adults that will occupy the premises, and screen them thoroughly. Plan on NOT receiving the "Tenant Portion" of rent at some point, and likely for the duration, the cost for evictions does not make it worthwhile to do so.
I signed up for this course and paid $3,500. Discounted from $7,000. Price cut in half at the end of his webinar. What a joke.
He does not help you at all. He just recommends a real estate agent you should call and a property manager to help find the tenant. I had to find my own property manager through Google. There is no secret sauce. I am posting this to save someone not only the course cost, but closing cost from the real estate transaction from buying the home and eventually selling the home. I sold because there was no interest in the property for 5 months.
DO NOT SIGN UP. Take it from me. I purchased a home and my home sat on the market and literally had 1 contact after 150+ days on being in the market.
I was lured through his instagram page showing his cars and homes. I realized that he probably recommended a bad area to purchase a home to not oversaturate the market. This is my personal experience and home this helps someone in the future.
