Can anyone vouch for American Heritage Lending as a PM lender?

I have an 8 unit property under contract and looking for PM money to fund the upfront costs and down payment. I wanted to reach out to AHL for project funding but not sure if they are the way to go.

Great question Devin. Hard money is usually(not always) private money is it not? Anyway, I have been on lenders websites all day researching products they offer. All of the lenders I have researched offer a product for multi-family 5-10 units. Apparently this has very recently changed and a lot of Hard money/PM lenders can now offer products in this space. Is it common? Not yet! But I am not seeing a flat no from any lender I have contacted. Tells me that this might become more common than we realize. Especially with what’s going on in the secondary mortgage space.

As someone with over 25 years in the mortgage industry and as a real estate investor myself, I always advise investors to evaluate private money lenders based on structure and performance, not just reputation or marketing.

I do not have direct personal experience with American Heritage Lending specifically, but when reviewing any private money or hard money lender, the key is understanding how their program aligns with your deal and exit strategy. Private money works very well in the right scenario, but it must be structured correctly.

Before moving forward with any PM lender, confirm the true terms once the file is fully underwritten, not just the advertised rate. Review the points, lender fees, draw fees, extension fees, and any prepayment penalties. Ask about their actual turnaround time from application to closing and whether they consistently fund within that timeline.

You also want to understand how they underwrite. Some lenders focus primarily on loan to value. Others focus on after repair value, debt service coverage, borrower experience, or liquidity. That distinction directly impacts approval, leverage, and flexibility. If your project involves renovation or construction, clarify how draws are handled, how inspections are ordered, and how quickly funds are released.

Experience with your specific asset type also matters. A lender that performs well on short term fix and flip projects may not be as competitive or flexible on long term rental holds or new construction. Terms vary significantly depending on property type and risk profile.

Private money is relationship driven and deal specific. Feedback from investors who have recently closed transactions with them will provide the most accurate insight. Closed deals tell you more than marketing materials.

I really do not think that kind of gap funding exists on the institutional level.  That would have to be from the true private sector, like your personal life.

Our residential mortgage company is signed up as a broker through them. AHL is not a private lender. They are a relatively large, institutional non-QM lender. That being said, we really haven't done much with them. AHL is not a gap funder. They are not a lender that fronts down payment money.
