Starting my investing journey this year. Never have done anything like this and feeling a bit overwhelmed with the numbers. I have 3 small kids and worried of buying a money pit. 

All the properties I am seeing on multiple sights dont have great returns, such as fixers costing $150k with rents only $1800 in the area or $400k and rent $3k.

Unsure how people are getting deals that make sense right now? 

Any help or insight for a newb would be greatly appreciated !
