Dayton OH Investment Opportunity – Heavy Rehab Project

Looking for insight from investors familiar with Dayton, OH (45402).

I’m working on a potential off-market single-family property in an investor-active pocket. The property is currently vacant and appears to need a full rehab, including roof and interior work.

Curious what others are seeing in this area for ARV and typical rehab costs on similar projects.

Open to connecting with serious investors as well.

45402 has been seeing strong activity for investors willing to take on full rehabs like this. ARVs in the West pocket are usually around $90K–$110K for 3–4 beds, and rehabs can easily run $45K–$60K depending on roof, mechanicals, and interior updates. It’s definitely a market where off-market deals and local insight give you an edge, especially for out-of-state buyers. Connecting with a boots-on-the-ground team, lenders, property managers, and reliable contractors can make executing these projects much smoother and less stressful.
