How do you spot a hot zip code before prices jump?

I got tired of being late to appreciating markets, so I started testing whether public signals (building permits, zoning changes, transit announcements) show up before comps move.

In Austin, zip codes with 3+ of these signals in the same quarter saw ~28% appreciation over the next 18 months vs ~9% for those with none.

Curious—what early indicators do you personally rely on before appreciation shows up in comps?

I’m working on a way to track this automatically and would love to hear how others approach it.

Sorry I can't help with any technological/automatic sense. I always just drive areas incessantly and look for obvious signs of gentrification....
