How do you spot a hot zip code before prices jump?

I got tired of being late to appreciating markets, so I started testing whether public signals (building permits, zoning changes, transit announcements) show up before comps move.

In Austin, zip codes with 3+ of these signals in the same quarter saw ~28% appreciation over the next 18 months vs ~9% for those with none.

Curious—what early indicators do you personally rely on before appreciation shows up in comps?

I’m working on a way to track this automatically and would love to hear how others approach it.

Sorry I can't help with any technological/automatic sense. I always just drive areas incessantly and look for obvious signs of gentrification....

    Haha, the 'hipster index' is a real thing! some people actually track coffee shop density and craft brewery openings as gentrification indicators. Would be interesting to quantify that alongside the hard data.

    If it was that easy, then everyone would be doing it and know where to invest and what markets to invest in that are appreciating. I still scratch my head how, for example, in Fairfax County, the median income is $150,000 and the average single-family home is $800,000, and then there are areas of California which have a lower median income and an average home is over $2 million.

    You're right that no signal is foolproof — Fairfax vs

    California proves markets are complex. The goal isn't

    to predict with certainty, just to surface zip codes

    worth investigating before comps move. Even if the

    signal is right 40% of the time, that's still better

    than reading Zillow after prices already jumped.

    What indicators do you personally watch for before

    a market reprices?

    I also look for new breweries opening...that has always been a big indicator ...

    That's exactly it — breweries, coffee shops, gyms. The interesting thing is all of that shows up in business license filings before it's visible on the street.By the time you're driving around and physically seeing the brewery it's already open. But the license was filed 3-6 months earlier in the city database.That's the whole premise of what I'm building — catching that business license velocity spike before you'd even think to drive the neigborhood Automate your windshield time basically.

      Good ideas, and you would surely gain some advantage.....but IMO you'd want to see the business in operation as well....

      Is it a viable model? What does the neighborhood look like? Is it going to follow along or are the local gangs going to terrorize the new business? Etc....
