A Little About Me: Multi-Family Specialist

I'm Marco Fiore, a multifamily investment specialist with eXp Realty based right here in Cincinnati. I work exclusively with real estate investors and I live and breathe this market daily. I have access to both on and off-market deals across all price points and I'm always happy to share deal flow, run numbers, or just talk Cincinnati real estate with fellow investors.

Not here to pitch anyone — just genuinely love talking shop with people who are in the trenches of this market like I am.

Drop your thoughts below — I read and respond to every comment. Let's build something useful here for the Cincinnati investing community. 👇

I don't see how small deals 2-12 doors) can cash flow a reasonable ROI based on prices and mortgage rates for a stabilized project. I see door prices for anything nice at ~120-160k. Ohio real property tax is confiscatory. It is increased to sale price. And rents for those units at 900-1200. I don't think that works. If the units can be increased or upgraded they may work but if you use real world numbers for vacancies and costs I am not seeing it.
