I don't see how small deals 2-12 doors) can cash flow a reasonable ROI based on prices and mortgage rates for a stabilized project. I see door prices for anything nice at ~120-160k. Ohio real property tax is confiscatory. It is increased to sale price. And rents for those units at 900-1200. I don't think that works. If the units can be increased or upgraded they may work but if you use real world numbers for vacancies and costs I am not seeing it.
