I've decided it's time to put my Lubbock property back on the market. My primary objective is to sell the property in a reasonable timeframe while achieving a fair outcome for everyone involved.

Hey Renita, I’m an agent and investor in Lubbock. I’m very familiar with those properties. There were a couple hundred similar ones built around town, on the cheapest lots money could by, by one of the national turnkey companies. Long story short, they screwed over a lot of people. They didn’t advertise those to any locals as the locals know better. They were very misleading about the quality of the product and quality of the location. They sold almost all of them exclusively to out of state investors without their own representation. The location on the property is less than ideal and the list price you recently had it for sale was too high. I’ve sold several of those over the last few years. I’m happy to help you out if you’re looking for guidance. The lease amount is very important on those. Investor buyers aren’t buying in that location unless the property meets the 1% rule. Owner occupants are still willing to a bit more. Your best bet is to get a very lucrative lease or have the property vacant and 100% turnkey. Happy to help you with either of those.
