First-time deal: Red flag or business as usual?

Hi everyone,

I’m in the middle of closing on my very first real estate investment property and would love to get some perspective from seasoned investors.

On paper, the numbers work out great, and the property currently has an active Certificate of Occupancy (CO), meaning it is legally and operationally ready to rent.

I recently received the home inspection report. I want to clarify that the electrical and plumbing systems are fully functional, but the report highlighted a few specific maintenance and deferred code update items:

  • -Electrical & Plumbing: There are no active functional issues, leaks, or service interruptions. However, the report points out items that don't meet current updated codes (e.g., missing GFCI outlets in wet areas, a few panel splices that need tidying up, or older piping that, while dry and working today, is approaching the end of its typical lifespan).
  • -Structural: The overall structure is solid, but the inspector noted preventative maintenance items (such as minor settlement typical for a property of this age, small hairline/surface cracks to seal, and minor recommended reinforcement on subfloor joists).

Since this is my first deal (and I walked away from a previous property due to a bad inspection), what would you advise? Is this a red flag, or should I proceed with the deal?
