I think at 17, you need to focus on learning various kinds of real estate. Real Estate is a too vague term. You can get single families, multifamily, self storage, NNN commercial spaces, hotels, STRs. Your goal is to read everything, watch every podcast on all of these so that you can decide what aligns with you the most. While doing that you can do two other things 1. Network and build relationships. You want to build relationships with people that are ahead of you in this field. You need to offer them something. If nothing, then simply free labor. 2. Learn AI tools. You are at an age where you can you can grasp these faster than most other people. Make yourself AI native, so to bigger people and offer them free service. If they like you, they will give you career opportunity or even a small role in their business which will make you learn. If they trust you, you may also get some capital.

I know I want to do whatever meets the numbers, whether its brrrr, flipping, turnkey, section 8, etc. I feel as I don't know how to build connections, and if the solution is to have something that would benefit them, how would I figure out something to benefit them if I cant even worry about my own problems if Im looking for their help, not looking to help them.

@Domenic Agosto You don't need anything big to offer at 17. Investors always need someone who'll drive by properties and take photos, look up tax and code-violation history, or help clean out a rental between tenants, and doing that well for one person teaches you more than a paid course would. For analysis you don't have to pay for anything yet: pick one Cleveland neighborhood, look up recent sales on the free listing sites and the county's property records, and practice estimating rent, repairs and what you'd offer. Bring a couple of those to a local meetup and ask people to poke holes in your numbers, which is an easy way to start a conversation.

@Domenic Agosto at 17 you're way ahead of where I was. You don't need to pay for much yet. Pick a few houses for sale near you, look up what similar ones rent for, and try to figure out the payment, taxes, insurance, and repairs. Do that on a bunch of them and you'll start to see which ones work. When I started I found a lot of deals just walking my neighborhood with the dog, so get to know the streets around you. The podcast is free and you can learn a ton from it. Best of luck getting started.

17 and already asking this?? You're ahead of most of us man. Dont pay for courses yet, a library card and a simple spreadsheet get you really far. Go to open houses on the weekends and just look at a TON of houses, you'll start seeing the good and bad real quick 馃挭

Also reach out to Cody Davis and tell him Randy Mullet man asked you to. Cody started early and is wildly successful, and he did it right. Education to the max, then he went out and talked to everyone. Perfect guy to ask.

Thanks Nathan, couldn't agree more. Those meetups are gold, get in a room with people doing it and soak it all up.

Domenic, Cody is doingcodythings on Instagram, and he was on BiggerPockets Podcast episode 554, so give that a listen first. Send him a message and tell him Randy Mullet man sent you.... He's one of the most humble, generous guys I know.

Hey Domenic! You鈥檙e already ahead by starting to learn at 17. My advice is to learn how to analyze deals before spending money on courses or mentorships. BiggerPockets has free calculators and plenty of educational content to get you started. Start running numbers on properties in your area, learn how rents, repairs, and expenses affect cash flow, and connect with local investors to see how real deals work. You don鈥檛 need to spend a fortune to get started!
