Recommendations for DMV (District, Maryland, Virginia) area?

Question

I'm interested in DMV (District, Mayland, Virginia) properties. I was initially looking for Arlington and Fairfax counties, but figured out it would not have a positive cash-flow. What are few recommendations(zipcode) in this area; for someone who is starting out and looking for the 1st deal to generate passive income( buy and hold).

I am a contractor in the DMV. Most of my clients are having success in Prince Georges County  and Baltimore for Buy and Holds.
