What resource can I use to find recent comps? I don't have mls.

I am accustomed to using mls in my area of Atlanta.  Now that I'm expanding to the Augusta area I don't have access.  What is the best resource to find recent comps within a radius?

    Utah has a public version of their MLS called Utahrealestate.com. You might check if the Augusta MLS also has a public MLS.

    Zillow reposts lots of what the MLS posts, including recent sales.

    It might be a good strategy to add a Realtor to your team to get comps, but that may slow down your analysis...

    There is a site called georgiamls.com that includes the whole state, but I prefer Zillow for usability.  For a recent tax appeal, I used Zillow to identify nearby sales within the last 2 years (using the map), then used the county tax records for "official" information.  I also used Google Maps 'street view' to pull images of the identified comparable sales. 

    Zillow's historical data is pretty accurate. Estimates are another ball game altogether!
