Hello @Leeroy Ayala. Our company, Texas Haus Management, is not a traditional turnkey service provider (where the house is bought, rehabbed, leased and then sold to investors at a significant markup). But we do serve a lot of foreign investors (and growing number of national investors now), doing it very similarly.
We agree on a buying criteria and budget, and then source the property (usually off-market).
We discuss the property (pros and cons) with the client, and client then buys it.
We provide full rehab services at no mark-up.
We lease and then manage it.
Our fee is 6% on the purchase price (excluding rehab cost) for sourcing properties this way. Even with these fees and the rehab expenses, our clients are able to buy the property at below market value. Sometimes with a good amount of equity, sometimes with very little equity.
