I am a new investor in Orlando and I have been looking on the MLS and I can't seem to find any property that will cash flow. Are there any areas in Orlando anyone can recommend so I can look. I am analyzing deals both for long term and short term rentals but I am looking to preferably put no more than 10% down. Any help would be appreciated.
The deals a slim pickings on the mls. Its not about the area because orlando is hot. It's more about buying at the right price. I'm working on wholesaling and finding motivated sellers is my main focus. lets keep in touch. hopefully i can find us both our first deal.
There are vacation rentals in the Disney World area that do cash flow - some with very good ROIs. However, you will have to invest at least 15% down unless you can find some private funding. With the 15% down loans, you will pay PMI. Condos and townhouses require 25% down.

It is going to be hard to cash flow in any market with 10% down. Investors are typically putting 20-25% down.
