since many cities are facing Gentrification I was wondering are there any signs a neighborhood or city is about to gentrify? What is the best time to invest in Gentrification post/mid/pre Gentrification? As a wholesaler can I take advantage of Gentrification?

First off need to stop quoting bs statistics I said 30%...2 years?
Agent today told me it’s more like 20-25 in my market....in one year. She said she knows people that have pulled deals off the mls in less than a year and could sell them at double or more.
So I’m bad with stats but good with picking markets. good problem.
@Daniel Montes yeah funny right. I woke up one day and said that’s it I’m buying a house. 32 years old renter for life.
I would say 2 percent is possible deal by deal. Def not easy.
