What are the best markets right now for real estate? I have sold several properties in my area (Idaho) and am looking to re-invest in some buy and hold properties. Real estate has gone way up in this area and the returns are low at the moment. I know that Texas is hot as well as parts of the midwest. If you had some cash to re-invest where would you go? I am looking for steady growth and a good rate of return.
I would look at demographics. Florida and Texas look strong. Where is everybody moving to? What are the growth states? Where are the new jobs being created?

My theory is that port cities will have sustained growth over time in particular due to the increased capacity by the Panama canal. Like John said, demographic trends will help you choose.
Hi @Suzette Parsons. I work as an investment real estate agent in Tampa for a company that has offices in many markets (including Texas). As of right now, Tampa seems to be the strongest market we are in. It has incredible potential and has been very profitable so far.
