I think the best thing to do at this stage is educate yourself; read the free e-books, listen to the podcasts, stay active on these forums, attend REIA meet-ups, THEN reach out to local investors. Offer to help them with their marketing, follow-ups, or whatever they need... The main thing here is to add value.
