Best advise for finding investors in Indiana?

Question

Hey there bigger pockets family! My name is Arthur Reyher. I am a licensed real estate broker in Indiana. I also recently became a licensed bonded and insured general contractor in Indianapolis. As I'm sure you have already began to figure out I am not exactly interested in being a full time broker or GC, but am instead setting myself up to make maximum profits from real estate investments. I have been investing my money in professional licenses and the accompanying expenses leaving very little to acctually acquire property. My question to wonderfully helpful people is what I stated in the title what is the : Best advise for finding investors in Indiana? I will be eagerly awaiting your replies.

All good points above.

IMHO - you don't need a huge buyers list [especially in our current sellers market].  I've found that if you can't sell your deal - then you don't have a deal!

I personally buy over 150 SFH homes annually and fee free to add me to your buyers list.

In the mean time, networking is invaluable and you MUST go every month, after month for it to pay off.  That coupled with some activity here on BP should get you started.

Thank you all for your wonderful words of wisdom. You can be certain they are greatly appreciated. I am an active GC and am currently performing a variety of services to a range of customers. My company is very young and its purpose currently is to grow my capital so that I will be better equipped to purchase investment properties. My future plans for the company would be to use the knowledge, skills and contacts acquired to develop/Remodel/maintain my own real estate investments. I would love to spend more time shaking hands at investor meetings but between running a business and being a father of four I just never seem to have time. lol I'm multi-tasking now writing this and helping the wife get dinner ready. Thank goodness for Bigger Pockets, at least i have some way of picking the brains of those more successful than myself.

Why is the licensing, bonding, and insuring as a GC in Indianapolis useless?

If you have access to MIBoR (Realist) you can do a tax search for Indiana residents who own non-owner occupied properties. If you are looking for cash buyers in general, you can do a 3-month search for cash-sold properties and get their mailing addresses from the tax database. Send them a letter and try to get them to respond.

Network at various RE groups. You can find people at MIBoR meetings, but you will likely have more luck with CIREIA or INREIA. You might also find some groups on meetup.com. Talk to GC's who are doing larger rehabs. Bigger Pockets is full of investors as well. I've also built some pretty good social networks on Facebook and LinkedIn where I am networked with investor across the world.

Nurture those relationships. Stay in contact via social media, email, phone calls, coffee dates, etc. Be on the forefront of their minds when they are looking for that next deal or when they have the next deal that will meet your needs.

Take people out to lunch (successful people). Often times they will give you good words of wisdom. And let the trial and error begin. Often times they will be able to help you and you might be able to help them. Great way to network, along with connecting with people on this site. Good luck!

Since you have invested all this time and money into your professional licensing, you are well aware that the licensing,bonding, and insuring as a GC in Indianapolis is about as useless as the ink it took me to write this.  Especially since you live in Brownsburg.

However, in my opinion, if you want to maximize your profit, become a valuable partner to a real investor(s) Many wholesalers have the belief that a shotgun approach is the only way to survive.  Buy as many properties as possible and have as many buyers as possible, and someone is certain to buy your crap.

Remember, if you have a pool of investors, those investors also have a pool of wholesalers.  This whole process really cheapens the value of a wholesaler.   Make yourself a valuable resource and youll make more money.

I've told many beginners that you must have a large pool of buyers, or you have no business. I'm up in Northwest Indiana and work with investors on a "personal" level. I wholesale, but only to my investors. I will, occasionally, put a property on BP. I would suggest you network with people on this site. I have found quite a few investors here. Also, go to your local REIA meetings in your area. This is an excellent way to network with others, including investors. Talk to some wholesales in your area too. They may be willing to team up with you on a property, with an investor they have purchasing a property. Good luck and let me know if I can help you.
