Just a word of caution - if you have any competition at all on this purchase be careful not to divulge info here that could be used against you in the transaction until you actually own the property. I've certainly seen people in my local area blab all sorts of particulars on BP thinking nobody local is paying attention - particulars that could possibly be used by other investors to gain an advantage.
