Investing in Detroit, MI. Is it really risky?

I am planning to purchase a $30k 3/1 SF Home in Detroit.
I receive lots of negative comments about this. I will appreciate some insights as the return % seems to be interesting.

It is possible however you really got to know the locations beforehand. That applies anywhere. Can someone just chuck 30k in a random sfr in D and come out ahead? Not normally imo.
