What do you think about Buda (close to austin) tx as a market?

Question

Buda is a rural town - 10 minutes south from Austin on the way to San Antonio.

Im thinking buying a new duplex over there

What do you think about the possible rent and growth of this town ?

Buda is a great community to invest in. Taxes/living are slightly cheaper than Austin with access to Austin a few different ways. Kyle, TX may provide a slightly better return based on house prices at the moment. I've done rentals, flips and wraps in Buda. I would look for something in the ETJ around Buda for better taxes and unrestricted land. HOA's in my opinion are a pain. There are a few diff communities to buy in off 35 by Cabella's.

I have a few clients who love this area for buy and holds. This market hasn't exactly hit the appreciation level that Austin has but is definitely a developing area. My clients love it for cheaper taxes and lower price points that can get you close to the 1% rule. With a thinner supply of homes and competitiveness of the market in the the metro area will surely push growth towards the Out skirts such as Buda, Kyle, and San Marcos.

Hi @Idan Zur - Buda is a popular area that members of our investment pool inquire about often. Kyle and San Marcos are also popular though finding MF deals in those areas isn't easy.

Peter, they have a few duplexes under construction to sell (will be ready in a few months). They sell it for about 365k with 10 yrs warranty. In austin a new duplex will cost you more then 800k

I'm not an real estate expert, though I do live in Buda. Taxes are heavy, but my house (in the Sunfield development) is rising in value at a pretty rapid rate. Roughly equal to the 9000/year I’m paying in property taxes.

You are close to the 35.  I would expect it to keep growing as people are being pushed out of Austin.
