I am starting out in Real Estate Investment and I am looking for my first rental investment property. I have spoken with couple of real estate agents and told them what kind of properties I am looking for but I feel as though I am doing most of the research work. So far they have just sent me MLS listing and that's it. I would like them to actively look for properties for me on MLS and if possible outside MLS(may be properties that are not on public listing but are known is some internal network).
I am still new to buying investment properties but is this common from real estate agents. Am I expecting too much?
Basically I hope to build investment property portfolio over the years hence I am looking for a good agent with whom I can build a relation. How to find those kind of agents?
Hi Mandar! I am in the same boat you are and have been connecting with people on BP over the last several months in order to learn and see what relationships grow organically. I have met a couple real estate agents (different markets) that I have been working with and thus far I've found very helpful. I found someone in my local market and asked to take her out for coffee. Through that meeting she introduced me to her son who is also an investor/agent in a different market and both have proven to be very helpful and genuinely interested in my progress.
I think you will find it difficult to meet agents who are going to offer up off market listings to you and volunteer to do a lot of the work for you as a new investor. I'm sure there are some out there, but they have other clients they need to service too and as with any business relationship you want to make sure you take care of your best clients first. The more you network and talk to people the more likely a relationship will develop and you can start to build that trust.
Yes I found one of them on BP who was an investor in my town. I reached out to her via PM and asked if she would be willing to meet for coffee so we arranged a time to meet. You do not have to have a paid membership to find people in your area. Just do a search under the network tab and you can locate some investors in your market.
