Market Data Analysis - Where You Should and Should NOT Invest
Hi all,
I'm currently analyzing different markets for investment. I grabbed Zillow's data over the past few weeks and did some analysis.
After I got done with the project I realized a lot of people here on BP could probably benefit from the visuals. I haven't seen anything similar on here so I decided to give everyone access in an effort to expand my network here on BP.
It's hosted on Tableau Public Server here Zillow Data 01/2019. It's free and easy to access.
A couple key tabs:
* 1% map - shows areas that have an average rent of 1% of the average home value in the area (you can adjust the percentage with the slider)
* Home Values - This shows the trend of home values by state and region since approx. 2008
* Foreclosures by City - This shows the trend of foreclosures as a percentage of the total homes sales on the market.
* Rental Price - This shows the trend of average rental price in an area by state and region.
* Multi-family - This shows the trend of average rental price by (2-4) units in an area by state and region.
* Age of Inventory - This shows the trend of average days on market in an area by state and region.
* Price Cuts - This shows the trend of average percentage price cuts of SFR in an area by state and region.
* Price to Rent - This shows the trend of price to rent ratio by state and region.

Keep in mind this data is static meaning it's current as of now but won't be updated.
