Have a Land Contract, Seller passes away. Who do I pay?

I have a land contract with a guy, we created last year. Unfortunately, he passed away and he had no children to pass his RE on to. So who do I pay these monthly payments to? There’s no such thing as a free lunch, so does the government take over the contract or the town, or any municipality?

next of kin.. very few people do not have some heir some where. is there an underlying mortgage that needs to be paid ?

you can escrow the money or set up a separate bank account were those payments go.

however the bigger issue is how are you going to get the deed when its paid for. ???
