Anyone recommend a quiet title lawyer in California?

Question

hi i am purchasing land from a business and the other person on the deed is a person who is passed away. The business owns 75% and the dead person owns 25%. I was told i need to do a quiet title to get clear title. i need help from a real estate lawyer. The property is located in lassen county california. The property (land) is only $5000 which is a really good deal

You (the seller/deceased party's heirs) actually need to probate the 25% ownership of the deceased party. Depending on the value of the property, you may be able to get it done with an Affidavit of Small Estate, which is only like 30-ish days to complete, instead of a full probate process. You cannot quiet title around deceased party ownership.
