Good website for searching for residential income properties ?

Question

Can anyone reccomend a good website for searching for residential income, multi family properties ?

2 to 4 units and 5 units and more is what I am looking for, and the areas are California, Las Vegas, and Phoenix.

How do you allow access to the premium search subscription for clients? Do they just borrow your login, or sodes it have separate for clients?

A few that I use are: MLS (different regions have different websites), Realtor.com, Redfin.com, and Trulia.com. In your area (San Jose) you might try www.sanjose.com/realestate or www.mlslistings.com.

Also, like Benny mentioned, Loopnet is another good one - especially for commercial/multi-family properties. However, it isn't free or cheap. Probably your best bet if you want to have access to Loopnet is to do what Benny suggested and find a broker who already has access to this site.

As a real estate broker, I pay about $100 per month for a premium search subscription on LoopNet for my clients and for myself. Most of my clients are real estate investors, so it makes since in my situation, but most real estate brokers, who do not sell investment properties or commercial properties, do not pay for access to this site. I would recommend to all BP members to find a broker who specializes in investment properties and has LoopNet access

Homepath.com is the FHA site.  You may/may not get good price, but the financing terms for investors (90% LTV) cannot be beat.  Not all homes can be financed.  Generally, they are all 4 units or less.

Loopnet.com tends to be very pricey.
