I have a SFH. There are 2 tenants on lease until August, 2020. I wanted to sell the home to use the money as a downpayment for a larger deal. I was wondering what people's experience has been selling a home with tenants in place - do you think you get fair value for it?
Most investors want the house vacant, so they can do the updates they want and screen there own tenants
I personally don't want to inherit any tenants in any SFH I buy. Most of the time I find they are in need of repairs and below market rent which makes those things near impossible to complete with tenants living in it. That's not to say someone won't buy it, but just keep that in mind if you get little to no offers. You are also ruling out people that want to live in it as their primary home. Every market has a completely different set of people buying properties. Just something to keep in mind.
