Contractor father gives me $25,000 to invest

Dad’s a contractor but aging a bit. He wants to move to Florida. He has $25,000 to invest and asks me what’s best to do with the money? Money partner on a flip where he can supervise the construction and get a return? Buy a cheap property and flip it? Any suggestions? I love to hear BP ideas. 

Well, he'll of course always make more out of his $25k if he doesn't partner and buys the house himself. A partner takes some of the profit. He can invest it passively, but again he would make more money doing anything in RE actively.

There's any number of ways to make money actively in real estate besides flipping houses. Show him the way of the Google and he can drink from a fire hydrant of business models. Flipping vacant land to recreational buyers, flipping land to builders, entitling land then flipping to developers, wholesaling houses, wholesaling lease options, owner finance sandwhiches that can be wholesaled, building a spec house to sell, building a custom house, the list goes on.
