NJ is a good state in my perspective for investing, it has opportunity zones in Camden ...I found out about those recently. Do an Zillow search on multi family units and then I would recommend to drive around and see the neighborhoods that come up int the results. Drive for dollars as well. What is most imperative though, is for you to decide what class of multifamily property you want to invest in. A-class, B-class, C-class and spring forth. Hope you Tracy some good deals!
